













Terraced living and leisure on Albania’s southern Riviera.
Set between Radhimë and Orikum, the 25,600 m² site occupies the second tier from the coast, offering uninterrupted views across the Ionian Sea. The development comprises more than 300 residential units, 30 private villas, and around 100 hotel rooms, organized around a central commercial square that acts as the civic heart. A wide spectrum of amenities — from swimming pools and landscaped gardens to generous communal spaces — supports both residents and guests, ensuring year-round vibrancy. Responding to the terraced topography, the design translates the natural slope into a sequence of platforms that anchor sculptural buildings recalling the silhouette of the mountains behind. This strategy maximizes sea-facing orientations, creates garden apartments and ground-level suites, and blurs the threshold between architecture and landscape. By extending the terrain upward through built form, the project achieves a Riviera enclave that feels simultaneously embedded in its setting and open to the horizon.
