









A dramatic slope becomes a terraced village — architecture carved by the sea.
Stretching 300 meters along Albania’s coast and rising a dramatic 100-meter slope — the equivalent of a 34-story ascent — this mixed-use development combines a 103-room hotel with 240 residential units to form a singular Riviera experience. The site’s cliffs, azure waters, and winding roads shape an atmosphere at once natural and historic, inspiring a design that is both contemporary and deeply rooted in place. The architecture unfolds across the 15- to 75-degree terrain as a sequence of terraces, transforming the steep topography into inhabitable layers. Rather than a singular block, the project is composed of smaller, interlinked structures, woven together with accessible pedestrian and vehicular paths. This porous fabric ensures that every unit opens toward sweeping sea views, while courtyards and passages foster a rhythm of light and shadow throughout the day. The hotel mass settles closest to the shoreline, anchoring the project as a civic and social node. From there, the built terrain rises inland, echoing the gradient of the cliffs themselves. The result is a development that does not impose on the landscape but emerges from it — a Riviera village for the 21st century, alive with both permanence and leisure.
