Olei Hagardom Apartments

An upgrade that anchors renewal to place.

This residential project in northern Tel Aviv transforms an unremarkable building into a development of 21 generous apartments, combining strategic densification with thoughtful urban regeneration.

Designed within the framework of Israel’s “Tama 38” seismic renewal policy, the project enhances the existing structure while introducing new layers of life above it. Additional floors accommodate incoming residents, while the original units and infrastructure are carefully reinforced and modernized — creating continuity rather than erasure.Balconies play a key role in the redesign, extending the threshold between private life and the city beyond. These outdoor rooms provide shade, air, and light, contributing to a more open and flexible domestic environment. The architectural language balances restraint and intent, maintaining dialogue with the neighborhood while subtly shifting its rhythm. In doing so, the project embeds a sense of progress within the fabric of the familiar — a quiet assertion of growth through care.
