An integrated urban renewal plan introducing 2,350 homes, educational, commercial, and public spaces while preserving parkland, enhancing mobility, and shaping a mixed-use hillside neighborhood integrated with Haifa’s urban fabric.
The urban renewal plan for the Struma Complex in the Shprintzak neighborhood of Haifa strengthens and develops one of the area’s central areas. The plan proposes a diverse residential development and also includes the enhancement of public spaces, municipal services, and social infrastructure, along with commercial activities that connect the neighborhood to its surrounding environment. The 63,500 m² plan, situated on a plot with a 48% slope and featuring strong topography, is located east of Yetsiat Europa Street and south of Jean Jaurès Street in a unique urban setting. It envisions approximately 2,350 housing units across 20 residential buildings ranging from 9 to 35 stories, dramatically transforming the existing site, which currently contains 557 housing units in 19 four-story buildings. The new residential buildings are thoughtfully designed to maximize views of the park, enhancing the living experience within the revitalized urban environment.The plan also allocates 9,000 m² for a new school, 3,300 m² of public buildings integrated into the residential structures, 2,400 m² of commercial space along the Jaurès Street frontages, and approximately 15,700 m² of open spaces, creating a much larger, mixed-use urban environment in place of the former smaller-scale development. The new active commercial façade along the main road significantly enhances connectivity and walkability both within the neighborhood and to its surroundings. These improvements are achieved while preserving the existing park and creating green pathways that are seamlessly integrated into the overall scheme.
