This plan is a case study of regenerating peripheral areas in Israel, and it is part of a large-scale project that `The authority for the urban renewal of Israel`is running to examine methodologies and systems to regenerate the Arab regions of Israel with emphasis on centers.
The plan is located on the main road (Al-Qods Street) which connects the city with the regional highway (road 65). Ar`ara is an Arab town in the Wadi Ara region in northern Israel. It is located southwest of Umm al-Fahm just northwest of the Green Line and is part of the Triangle. The area within the plan contains 93 buildings, mostly private residential buildings with commercial façade on the ground floor and its approximately 63 dunam. Historically, it was mainly an agricultural area and still can be seen today even though the town has grown its population more than 35 times since the British mandate! It's still characterized by its greenery and its openness and very low density.
The vision of the proposed plan is to strengthen the town center and to up the density by defining methods of regenerating private houses alongside the office and commercial uses, defining a legible network of public spaces, public squares and places of gatherings and open private spaces, emphasizing the main axis and improving the infrastructure while maintaining the built fabric. The plan includes different scenarios of urban regeneration, ranging from minimal to maximum application.
